OSRS Max House Guide (2026 POH Layout)

What's going on guy's, my names Theoatrix and welcome to my max house guide. In this written guide, I'll cover everything you need to know to effectively boost your construction level and upgrade your player owned house….The goal is to train until level 84 construction, then with boosts, you can reach level 92, which allows you to build the crystalline Portal nexus.

Max House Guide

Maxing your house is not only useful for teleports, but there are functionalities to regenerate your stats and special attack, there's storage for ironmen and main accounts, there's spellbook swapping, trophies, altars and more…

With 42 Construction, you can begin upgrading your costume room, adding wardrobes, dress boxes and more. This allows you to store a range of items, clearing bank space.


At 47 you can mount a glory, which is a great teleport to have with a low construction level.


At 48 construction, you can get the first combat dummy, which allows you to see your max hits.


With 50, you have access to teleportation portals, then at 55, you can install a repair stand to repair armour.


Then at 65 you can build the first restoration pool, which can be upgraded all the way to level 90 for the ornate version.


At 72 construction, you can mount a Xeric's talisman on the wall, another great teleport to have.


And also at 72, you can build the first portal nexus, allowing you to store multiple teleports in one spot. The highest level nexus holds over 30 teleports and requires 92 construction.


With 75 you can implement a spirit tree, 85 for a fairy ring, then 95 for both a spirit tree and fairy ring in one place.


At 80 you can install a spellbook swapping altar, then at 90, you can install an occult altar which combines all of them into one.


Also at 80, you can install an obelisk for easy access to the wilderness.


Then at 81, you can install the first jewellery box, then you can upgrade it to the ornate jewellery box at level 91.


And at level 82, you can mount a Digsite pendant for easy access and unlimited teleports to fossil island.


Upgrade Requirements


To be able to get all of these upgrades for your house, there are a few requirements, particularly quests.

To be able to get the mounted mythical cape, you do need to complete Dragon Slayer 2.


For the occult altar, you need desert treasure 1 plus Lunar Diplomacy.


And for the Fairy ring you need Fairytale part 2.


You're also going to need about 30 mil in cash to fully upgrade your house, and this is money used for resources and materials for the house components.


Next I'm going to show you how to level your construction to level 84, which allows you to boost to level 92 for a maxed house.


Training To Level 84


You might in the position where you really see the benefit of maxing your house, but you just don't have the money to reach a high enough construction level.

Well essentially, the cheapest way to train is by completing the mahogany homes activity, and this can get you from level 1 to 84 construction with under 10 mil. The XP rates are slow though, but its not so bad since you're not going all the way to 99.


Additionally, sailing construction methods, like making repair kits, can be an excellent way to train, providing lower click intensity plus decent XP rates…


In particular, teak repair kits are over 160k XP per hour and at a cost of around 25mil to reach 84.


But personally, I would recommend training construction the traditional way, and that's within your player owned house.


You start with wood and oak furniture, then oak larders until your main training method. And those methods are mounted mythical capes, mahogany tables, oak dungeon doors or gnome benches.


Oak planks are about half the cost of using mahogany planks, and mounted mythical capes are even cheaper than oak but provide slightly slower XP rates.


Boosting Construction


Now, once you reach 84 construction, its time to prepare to boost and upgrade your house…

To be able to fully boost from 84 to 92 construction, you need 3 things.


You need to complete the eyes of Glouphrie quest for the crystal saw.


You need to free Evil Dave in recipe for disaster to access the spices.


And you need a cat, and its recommended to have a fully grown cat or even better, a wily cat.


So to boost your construction by 8 levels, you get plus 3 from using the crystal saw, and plus 5 comes from the spicy stew, specifically an orange spicy stew with 3 doses of spice.


When you drink a spicy stew, there's only a small chance that you’ll get the boost you want, so a plus 5, so you most likely will need to try multiple times before it works.


To get the spices, you fight the rats in Dave’s basement in Edgeville. You can tell your cat to chase the rats and you'll eventually get some orange spice, or you can fight a Hellrat behemoth to get guaranteed spices.


There's a behemoth that specifically drops the orange spice 4 dose, and you should target that one, although I would not recommend fighting the behemoth with a kitten, it should be a grown cat or your best option to fight the Behemeths is a wily cat which can be obtained after the ratcatchers quest by taking an overgrown cat to Felkrash. While fighting the behemoth, you can bring karambwanji to heal the cat, since its a stackable fish.


So with your spicy stew ready, with your materials, which ill show in a second, and with your crystal saw ready, you drink the spicy stew in hopes of getting the plus 5 boost, and you should have your preserve prayer active too.


Alternatively, if you don’t want to go for a orange spicy stew boost, you can build teak shelves to get the trimmed tea cups. Putting tea in this cup and drinking it grants a guaranteed +3 boost. But you will have to train your construction level up by 2 extra levels.


Materials Needed


Now these are all of the materials you need to be able to max out your house.

There are a lot of materials, so I've put them all on the screen for you to pause or screenshot and refer back to. When you're upgrading your house with the boost, you should do the highest level construction objects first so that you have the boosted level for it. So you should start with the crystalline portal nexus, then the ornate jewellery box, then the rest.


It may take you a number of tries to get that plus 5 boost, so don't lose hope if you don't get it, but if you do have the money, you can always level your construction a bit further so you need a smaller boost.


Room Placement


To finish off the guide, id like to discuss room placement within your house.

And as of a recent update by Jagex, your house size no longer affects the house load time, so this means you can have as many things in your house as you want now, and it wont take longer to enter your house.


The idea with room placement is to have all of your core features near the spawn room.


These rooms will include the achievement hall to include the ornate jewellery box and the occult altar. There's the superior garden for spirit tree, obelisk, fairy ring and rejuvenation pools, and the portal nexus room as well.
