Best House Upgrades in OSRS

What's going on guys, my names Theoatrix and today I'm going through the best upgrades for your player owned house. These upgrades are essential in progressing your account, giving large quality of life improvements.

Cosmetic Upgrades

In January of 2024, Jagex improved the POH loading times, where the number of rooms in your house no longer affects the wait time.

From the recent summer summit roadmap, we’re expecting to see a large expansion to houses, releasing early this year. This will include ways to make your house more unique and far more customization options. However, there has been no news on this recently, so we’ll have to wait and see what happens.

With the recent raging echoes league, we saw a range of new cosmetic upgrades for houses, including the nexus recolour, the rug upgrade, and the spirit tree scroll.


There’s also the rejuvenation pool from the Trailblazer League, from 2023.


Requirements

To max your house, you now need level 84 construction with a +3 boost from the crystal saw and the +5 boost from a spicy stew. This gets you to level 92, which is high enough to build the fully upgraded portal nexus.

However, the fully upgraded nexus isn't a necessity, and many players stop at 83 construction instead for the ornate jewellery box.


To get to 83 construction, it currently costs 40 mil with mahogany planks, or costs 23 mil with oak planks, which is a lot of money, but is definitely worth it.


Low Level Upgrades

Alright, so what are the best upgrades for your house? Well even at a lower construction level, you still have access to a broad range of helpful upgrades.

At level 42, you can build a costume room in your house, which is amazing for storing a broad range of items. This saves a lot of bank space.


The armour case stores a range of armour, cape racks store most capes, the fancy dress box stores random event outfits, the magic wardrobes hold magic outfits, the toy box stores holiday event items, and the treasure chest holds clue items.

Some other great upgrades at a low construction level is making a prayer altar at 45 construction, a mounted glory at 47, then teleportation portals at level 50. These are all great to have on a low level account, and specifically having teleport portals on an iron is a huge convenience upgrade.

Having a combat dummy in your house is nice to have, but not essential, although it only requires 48 construction for the first dummy. These show you the max hits for your current weapon and setup, which is useful for PvM or PKing.

Once you get the ornate combat dummy, you can upgrade it further to cater to a certain type of monster, like you can charge it with 10 ensouled Kalphite heads to turn it into a Kalphite dummy, so you can test the Keris weapons.

With 55 construction, you can build an armour repair stand in your house, and I would consider this to be essential, although you can go on the house world to use someone else's.


The repair stand repairs items like barrows gear and perilous moons armour, and this costs money. The repair cost scales to your smithing level, but is cheaper than going to bob in Lumbridge to repair.


Mid-Level Upgrades

The next big upgrade for your house comes at level 65 construction, where you can build the first restoration pool.

The first pool restores special attack, then with 90, the ornate pool restores hitpoints, poison, stats, prayer, run energy and special attack. This is essential for a range of activities, and is very nice to have on your account. Its used at bosses like Corp, to restore your special attack, and is great to use in between slayer tasks to restore your character. In total it costs 2.1 mil to fully upgrade the restoration pool, which isn't very expensive.

Once you reach 72 construction, you can build the first portal nexus. This stores multiple teleports in the one portal, which makes it more convenient than regular portals. The first nexus only holds 4 different teleports, but with 92, you can make the crystalline portal nexus, which stores 31 teleports. To completely fill and upgrade your nexus with every single teleport, its going to cost 18.3 mil. For ironmen, if you buy the supplies from shops, its going to cost 23 mil.

At level 75 construction, and with 83 farming, you can plant a spirit tree in your player owned house. This doesn't cost much to do, but you do need to obtain a spirit seed. Then at 85 construction, you can build a fairy ring in your house, and at 95 construction, you can combine the 2 together in one space. You cant use the crystal saw to plant a spirit tree since it involves farming, but you can still boost with the spicy stews to get the construction level you need.


High Level Upgrades

At 80 construction, you can build a spellbook changing altar. So this could be either the ancient altar, dark altar or lunar altar depending on the spellbook. The ancient altar is the most expensive one, costing 5 mil to make right now.

Then at 90 construction you can build the occult altar, which combines the three spellbook altars into one. This is a must for your account, allowing you to freely change spellbook if you don't have the magic skillcape. The total cost to make this altar is 8.8 mil, which is definitely worth the cost.

Also at 80 construction, you can construct a wilderness obelisk in your house. This allows you to teleport to various locations within the wilderness, although you do need the hard wilderness diaries to select the location, otherwise its random. Having this in your house is a huge upgrade, allowing you to access 6 different locations in the wilderness. To build this, it only costs 1.9 mil, and is a big upgrade to have in your house.

Then, at 81 construction, you can build the first jewellery box. These obviously hold jewellery, but they hold unlimited charges to all of the teleports.


The first box at 81 gives the ring of duelling and games necklace teleports, then the fancy box includes the combat bracelet and skills necklace, and the final upgrade includes the ring of wealth and glory.


Overall, upgrading the jewellery box isn't that expensive, costing only 740k. But getting the construction level requirement is going to cost far far more.

There’s one more house upgrade to talk about, and that is the menagerie. This allows you to store your pets, and show them off to anyone that enters your house.


The first pet house is initially unlocked at 37 construction, and goes up to 92 construction for the fully upgraded pet house, which holds as many pets as you want.


Overall, having an upgraded player owned house is a big upgrade for your account, with a broad range of quality of life improvements and teleports.
